I have been using cash but because my supply of cash is limited I feel that using HM would allow me to do more rehabs in the same amount of time, and although there are steep fees associated, I would net more at the end of the year.

The best one I knew in a B&B cabin setting (only had a small breakfast and week end cook outs) was a nurse who worked at the hospital while living at the property and her husband was a great guy who could do it all, they lasted about 5 years before moving away.BTW, these were loans and deals that I was personally vested in, thus my personal oversight included the secret shopper vists and stays.

You could have him get a report right before your eyes using one of those free annual report sites and see what is there - that shouldn't count against him as a credit "pull".How about his new wife - is she filling out all the application paperwork and supplying her credit, etc?

Marc, I and others all stated in this thread that invesntory levels were very low, in fact, record lows, so no, we do not have a lot of inventory, hence price increases (supply and demand).
