With the number of wholesalers that fail in the beginning, I would be very hesitant to invest retirement funds into something like this.

Mostly it is retired agents, or maybe agents who have moved to the country, but still have their database calling them. 

They are proving through the pandemic to be the true winner in stable cash flow investing.

I always wanted to hold real estate as part of a retirement plan, but maybe I need to move to multi-unit instead of single family...or at least sell while the market is good and buy again later?

I am a licensed master plumber, albeit retired.

So, after doing some research and listening to bp podcast I discovered rock stock and rent to retirement.

Unless you are approaching retirement, I vote leverage!  

So we have an opportunity (maybe) We live in a tourist/retirement area.

Many recommend maxing out retirement options first before reallocating money into other pockets.

It's probably a stable place to invest, but I wouldn't plan on price appreciation.
