During negotiations for a different property, I was asked that exact question, I was happy to answer it and they were happy with the reply - that property was plagued with other issues that was no fault of the landlord so I didn't go ahead - they were about to draft a lease proposal when I put the arrangement on hold.

I prepare the numbers make sure they look great, get contractor bids ahead of time, and find more problems then I originally prepared for EVERY SINGLE TIME.

All agents in Ohio have a legal duty to put the interest of their clients ahead of their own, and to be fair and honest.

My guess is that you may have an unhappy road ahead of you right now and for the next while.

If I had funds already in place, I'd be inclined to make some pro-active replacements ahead of their failure, rather than having the replacements nickel-and-dime me to death.Thoughts?

I'm paying more than triple that but then, he has 50 staff, is leap and bounds ahead of where I am and you don't get a free handout from anyone at that level (I wouldn't expect one anyway!)
