I qualify income in the same basic way a bank qualifies someone for a mortgage. 1.

I don't ask for SSN and also personally have never provided/been pressured to provide them myself when I used to rent, and honestly don't want to open up liability for having to keep someone's SSN either.

I'm in Miami so investing here will not be the smartest move for someone starting out.

Andy You don't need to notify the tenants for common areas provided there is no expectation of privacy in those areas, however as another posted, you may still piss someone off so the best practice is to send a message that you will be doing common maintenance work.

This is the case when a 2nd mortgage, or a HOA sues someone... the primary loan stays attached - because it was filed first.
