I never made a solid return there compared to the other properties in Toronto, NYC, Minneapolis, Atlanta and New Orleans ... nor has it been conducive on any level to accomplish projects or business initiatives there.

@Sean AutryI've also seen a 120 lb German Shepherd mix do irreparable damage to 3/4 in. oak hardwood, too, but for my money, if you allow pets in your rentals, as we do, nothing beats semigloss oil-polyurethaned solid oak and ceramic tile for longevity, absolutely nothing by a long shot.I realize this is zero consolation for you at the moment, but I thought I'd contribute it here for others thinking about have pets in rentals.

There are many solid and growing markets where you can cash flow positive with turnkey investments.

I also am usually renovating, so the wood will be repainted anyway. * if you’re in MA or CA, the rules change... much more strict.

In the basement, there's a section of the wall, where the upper 3rd (above ground) is being pushed in - it looks like the wood has rotted out. 

@Joel Francis yes you should use CRM to track all your leads from the start as you will need a solid follow up system and plan.

I'm open to either house hack in LA (appreciation should be solid) or invest out of state for cashflow.
