@Regina Young - Great question and I am also looking to get into wholesaling in my area as well, mostly to source off market deals for myself. 

It is not illegal for a landlord to require proof of same (and not from one of those bogus online sources that, for $99 will claim anything is an ESA).Some landlords are now providing their own forms that an applicant must take to a LOCAL medical provider QUALIFIED to confirm the need for such an animal. 

I know from my own experience that many in my social network have done really well from crowd sourcing real estate and stock market investing tricks.

I just received my first rent payment (tenant was almost late smh) on my first property purchased solely as an investment, and it feels good.

Would you say I should just operate it as a sole proprietorship for this then? 

I'm lucky to have saved well and have an interested and friendly source of funds that wants to see where else he can invest money (#dad)... so I'm ready to get after it.

Then once you have either saved a down payment or gotten money from a partner of another source, creative financing, start investing as soon as possible!

If the wife became the sole owner as surviving joint tenant by operation of law, her signing the deed in the capacity of Executor may have made that transfer defective.

Wanted to find good sources for wholesale lists in the area.
