I'm seeing difficulty in finding qualified renters for some landlords (who I've spoken to) and have seen an uptick in the number of units where prices are being cut, sometimes even 10-15% at a time.

@Robert Falco, I (and many here on BP) agree with you: buy as many properties as you can qualify for, with as little deposit as allowed, while still aiming for some positive cash flow.ie.

The bank would just do the same process as a conventional mortgage to see if your income level and credit qualifies you for receiving a mortgage - in this case a refinance.

The truth is there would be assets that would qualify for accelerated depreciation over 5 years (possibly though unlikely 7 year or 15 year too) in there as well, but figuring out what qualifies is complicated.
