Removed overhang cabinets in kitchen to give it flow,New flooring in livingroom, hallway and master bath,Repaired furnace,Replaced hot water tank,Repaired garden tub in master bath and water damage underneath home,Repaired tub surround and replaced fixtures in hallway bath.

You'll find a lot of great people both on BP and in the real life Baltimore REI Community (there are also a few sharks out there, so think twice before pulling out your wallet).  

But then I discovered that the house needed a new roof, new plumbing, new HVAC and new septic tank.

Build your properties like a freaking tank or they will trash it.

I have no doubt people can ethically do this, but, when it comes to seniors and how often they're taken advantage of, I just cringe at the thought of another shark circling them.If anyone's been close with their grandparents and seen them struggle through battling insurance companies, random thief's calling them asking for cash on and on, door to door theives saying they have mandated work needed on the house and need half up front, you'll know exactly what I'm talking about.

Heat system maintenance water tank repairs etc.

If there is anyone out there dealing with contaminated site issues (heating oil tanks, junk/salvage yards, auto recycling yards, etc.) or other environmental issues am happy to be a resource if it is within my wheelhouse.This has been a very scary process to leave my good job and transition to a business owner. 

As an investor, I try not to bother my agent too much with simple questions, such as "is the listing that I saw from MLS site still active (since many of them remains active with an accepted offer)" or "is there an underground oil tank" since I bug her enough with multiple showings and low ball offers. 

You will meet some wonderful people here and make some good friends, but it's like everything else in life, you have to make the effort yourself first, a bit like putting gas in the tank to get anywhere.

The propane delivery company did not get my tank filled over the holiday and on Jan 2nd the building was 34 degrees.
