On advice from our attorney in AZ, I refunded the partial payment and sent a 5 Day Notice to Pay or Quit.

Here’s where I’m at:1) I’ve found a wholesaler that has properties in Indiana that they’re selling.2) I did the math and the returns makes sense. 3) I’m in the process of negotiating the purchase. 4) They’ve sent me the purchase agreement and my lawyer has looked at it. 5) I’ve went back to the wholesaler and requested some additional documentations.

Walked through my valuation of the property with my agent who sent over the paperwork and reviewed with the listing agent.

I'm in a raise right now for a deal and in four days after my initial email, had 5 returning investors from previous deals that essentially read the deal summary and listened to the investor conf call, then sent me an email w/the amount they want to invest.  

He sent me an email today and asked a couple questions I kind of know the answer to, but just wanted to see if somebody could spell it out for me in a way that both HE & I will understand.  

I asked for operating statements and they sent a pro-forma.

The training has been good and in the last 6 months I have sent hundreds of letters and made cold calls to try and find leads.
