I am not convinced that granite countertops will allow you to increase rent enough or reduce vacancy enough to cover their cost.In a typical smaller house you might spend $6000-8000 on granite countertops, if it even allowed me to increase rent by $100/month it would take 5 years to recover the cost.Our tenants seem to be happy with laminate countertops that cost me less than $1000 to self-install ( I have done this in multiple houses).Can you help me understand the math of ROI on this?

Furthermore, there seems to be quite a bit of liability having a construction project with no daily oversight.

@Ron Singh....Unless you buy condo with cash down, with huge HOAs/Maintenance bills every month for condos and restrictions for investors in HI, concluded there seems no way anyone can make any positive return in HI.

Seems like there are lots of community efforts to invest and improve, but would really appreciate a boots on the ground perspective.

Have read several articles and watched videos on these scenarios but have not seen the mid-to-end part of the timeline where buyer pays off.Rent to own seems much simpler.

However, if I find a property that I really want to purchase any advice from those in the Phoenix area on which HOAs are more stringent on their CC&Rs as opposed which seem to provide more leniency & flexibility?
