@Jonathan Burton, There's a bunch of moving parts you'll need to flesh out but here's some quick bullets to start your thought process.- Because you own no more than 50% of the gas station corporation you would not be considered a related party.

.)- You manage everything, get the property rented and seasoned, and earn your sweat equity.

It is heartening to see tenants make their rental their *home*, when they plant pretty flowers in the beds, flower pots on the porches, keep everything tidy and trimmed, put nice seasonal decorations up.  

With tax season upon us, I was looking for recommendations for a good accountant specializing in real estate tax in the Boston area. 

May be it's nothing...However would appreciate to hear from seasoned landlords/PMs/REIs on my next step.
