I was just glad he vacated, and since it was commercial retail, happy that the next tenant was needing to do a remodel anyways which allowed me to not go out of pocket on some repairs. 

If I only had Retail properties right now, I would be a little nervous as that's not the asset class you want to be in with all that is going on.

It has almost $30k in revenue from a retail tenant, a billboard and seasonal vendors.

If they could do a 5 over 1 in  there like you are seeing everywhere for condos and apartments, it could help out more people and even add some retail space on the bottom to subsidize the development.

Make sure you're excluding distressed sales; distressed sales should not be used because the buyer pool is much lower and usually does not entice the retail buyers that same way a turnkey property does.

I am well versed in the retail side of mortgage, and I believe the only way I could continue obtaining conventional financing would be to get really great deals that cash flow better than my current properties.

The extra lot would give me the ability for extra options: sell it to recoup down payment, add one or two other mobile homes, or possibly consider a duplex at some point, etc.The property is in a safe, quiet community 3 minutes from retail and restaurants.
