I saw no language regarding rolling the lease over after 10yrs. but the agent told me it doesn't expire until Feb. 2034 there was no additional lease signed and they are still paying my aunt the abysmal rate of $600/yr.

If you are considering MFH in San Diego, hopefully (1) you are working with an astute agent who has or can address these issues. 

Seems like a legal risk with no protection to the "Sub to" purchaser and holds no liable responsibilities the  "Sub to" agent.

Definitely find a good house-hacking agent, see homes and run numbers, but also, don't overthink it too much.

Look for real estate agents with experience for STR around Indian Point or toward Kimberling City.

The Agent is Liable;  The Policy should pay, and then extract justice upon the Agent.
