Is your property actually zoned multi family, or is it a lower density zoning that just has some apartments carved out of the living space? 

Hello, In lieu of a 1031 I am considering a QOZ fund to place some capital gains into. Is anyone currently running an active fund? Someone with a track record in MF?

Where I invest, you can split 1 property into 3 quite easily as long as the new parcels conform to zoning standards.

Last year Balt County changed some of the zoning requirements.

I stick to the west side, and not in the newton zone.
