When I closed on my first duplex in Harrisburg, Pennsylvania in August 2017, "the 2% Rule" was the gold standard for determining whether a property would cash flow.  

As a San Jose licensed property manager and investor, a 5% flat fee can be reasonable depending on the property. 

I want to buy & hold appreciating properties in neighborhoods where I can find decent tenants.

The key is to create an amazing property, in a great location, then manage and market it better than the sub-par property managers in the area. 

We play games called, "lets show the property to a perspective tenant" and "lets go to closing together" and "lets deposit money in your bank account" and "lets review your college fund investments".

When it comes to 2-4 units not all markets are created equal. the northeast and midwest tend to have a lot more market for these properties then do newer areas of the south and west. 

If you are a landlord I would strongly recommend that you seek professional property management solutions elsewhere or fully be prepared to chase down your property managers for their services.

My main goal is to just purchase and flip my first property while using the contacts I have back home.
