Luckily we have been very successful helping buyers find the financing they need and its not private or high interest lending; these are conventional banks that are comfortable with out of market buyers.

Any advantages to using private financing or seller financing?

Here, on the Panhandle, STRs and VRs are all over the place along the beach, but a lot of residential areas specifically forbid them both through zoning and also various restrictive private covenants. 

I'm willing to put forward 100% of the grunt work, but I also need 100% financing whether that be through private money or hard money. 

I use privatized coverage- I'm 29 and generally healthy so I don't need much but it's more or less equivalent to a "silver" plan offered through covered california.

Crew,From my angle (we have both banks/credit unions and large private money sources), Private money is typically the way to go for BRRRR.

The goal is to syndicate a 30+ unit deal with private money, approximately about 1m for the down.
