I did not bother to read all the post ,so everyone is shocked why you did that .Now if you can muster up 40k put a down payment on a  rental in a class B area might take time don't get in a hurry .I am sure lot's are saying the answers are here to fill in the blanks , correct they are .

Spoke with my agent a week after that, said her phone stopped ringing, for over  week, no one is doing anything as they were all shocked.

We viewed a house the other day in an area called Jersey Village off of 290 and the Beltway I was shocked to find out this neighborhood did not have HOAs.

I did receive some sticker shock for tax year 2020 as the tax preparation fees I paid to my CPA were 400% higher than in previous years, but my situation was admittedly more complex(many K-1s in multiple income tax states and overseas income from a W-2 utilizing FEIE).

We did not want to cause a substantial sticker shock by increasing her to market rate immediately since that would have meant a 50% just in rent so we instead phased her into market rate over a 3 year span.

Don't assume  mortgage rates and terms until you have a lender giving you some ballpark numbers after seeing some preliminary details on the property.  

All preliminary but land is cleared and besides permits ready to be built.

Under the revised LLPA pricing structure, a home buyer with a 740 FICO credit score and a 15% to 20% down payment will face a 1% surcharge – an increase of 0.750% compared to the old fee of just 0.250%….It is a shocking move and the public backlash has certainly confirmed that.
