I work full-time as a CPA audit manager at a Big 4 public accounting firm, and in my free time I would love to help and learn from an experienced investor with strategies similar to what I’m interested in (appreciation, single family (potential multi family), mid-term rental (potential short-term)).Open to any advice as well on how to make my first leap into actual investing!

There is no reason for them to just forgive anything, but it would potentially in their best interests to accept a chunk of money from the owner and possibly do a friendly foreclosure (hand them the keys per se).

I wrote this out pretty quickly so there may be some details missing / closing costs etc but looking for some feedback on what others have done or would do here.  

It was explained that they're not running a for-profit since no rent or fees are charged to the patients, the company has a large donation pool that covers operating costs and staff.

Get plans drawn and get estimates from subs to get a total cost price for property.

Know the trends, the costs per project and needs of the buyers there.  

Cutting down timelines to not extend carrying costs Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Starting out if your house hack lowers your cost of living you are doing well.
