That I now have a choice to keep the property in my inventory and then I read that if you sell it in a foreclosure auction that any cash collected above unpaid balance, fees, etc.

hi @Joseph Meenan Since you've transitioned to holding onto properties it seems like the popular strategy is to pull the equity from the first rental (via home equity loan/credit line or cash out mortgage) and reinvest in the next purchase.

Define strategies for how you could get the money (you can find lots of discussion on raising capital on BP) and estimated costs for various items.Look around your area for finished retail homes to see what styles and finishes are popular and what is selling in your area.

I actually came across this site accidently after completing a Google search for a very popular real estate investing seminar.

You and the other partner can either receive 400k and sell, or buy his share at 400k... it's your choice).  

If you get so deep in a project you have little choice but to finish it unless there is some dummy you can flip it to.

However, things have changed and I have decided to continue renting and so no, it was not the best choice to make.
