Adding the tub in my opinion adds value especially to those that may have young children, or when you need a large area to clean large items.Tub & tile- usually there is greater surface area (tub walls and ceiling) to tile so your costs of tile will go up, for the tile, the concrete backer board and the membrane.

I'm told cost + 15% is more common, and anything in the cost + 20% range ought to be polished and perfect and typically unnecessary.

If as a seller you want to drive top market price than you have to have all your books perfect.Anything questions you can't concretely explain away and show numbers will reduce your sales price to adjust for the buyer on the unknown risk.

It would be nice if you actually gave any concrete and real advice to these folks that are asking for it.. other than to promote buying out of state as buying out of state is just plain risky and many should never attempt it for a myriad of reasons.
