I'd hold and not change a thing as previously mentioned there will still be plenty of students who can't afford that jump in rent.

At a 75% LTV, there would be plenty of cash to get started on at least 2 new properties.

Many young professionals have plenty of income for higher rents and don't want to buy until they are ready to settle down.

If the house needs work, there are plenty of terrible contractors to take advantage of you and a few that won't!  

@Rizwan Qadri with 6 weeks to close you should have plenty of time to switch this loan over to another lender.
