Darin, congratulations on taking action and acquiring this property, especially if it was your first.Even better that you were able to put 20% down - that should provide a good cushion in case the market turns, rents fall, etc.I really like your unusual angle on the abandoned road and the property line.

@Darin Tripoli this is great, congratulations on doing this deal and especially your persistence mentioning your interest in buying to the former owners.I’m thinking that the deal probably wouldn’t have happened if you hadn’t wanted it that badly and therefore been that persistent.

The trash gets piled up...which eventually translate into a call to me about seeing roaches around the trash cans under the sink cabinet.

(red flag number 2)I also wrote him back with a snapshot of the email he has sent me few weeks back in writing stating "Congratulations your 540k loan is approved with these following conditions…"  He then comes back and says wow you are right, I am sorry; but still we cannot challenge the NOV (notice of value) then repeated to me "loan is clear to close and ready for signature"Is this even legal?
