How do you all personally track your properties?

Feel like I am waiting for the next shoe to drop with this person.

I have also sent personal hand written letters to people who are listed on the tax records of properties that are vacant.

I am a broker but would prefer to pay a person rather than a corporation on my personal investing. 

No matter how great a 1-person manager is, even with staff, you’re one personal issue away from major problems.

I was wondering if it's custom for the landlord to pay for water, sewer and snow plow?

The 30k custom granite backlit monument sign on etched italian marble announcing 'The [your name here] Group' is a great photo op for your Facebook page but it mostly it is just an irritant to your landscaping contractor.  

I personally would spend that much to fail a couple of times to learn.
