You should be able to call the building regs folks and give the address and ask if there are any violations pending with it and ask how to search for past permits on that property.

I contacted Home Path and  mentioned what I had heard, and also that on their home page under Investor Financing they state ( For investors who have more than 4 existing financed  properties and wish to purchase a Home Path property, financing flexibilities to allow a lower down payments and higher LTV ratio than typically permitted for such borrowers  may be available. they say to contact your lender.

I pulled city permits and records and it showed correct square footage there so i had that ready for if the buyer's mortgage company questioned it (which they did).After tons of weather delays and scheduling drama with my contractors we closed with that same guy.

There is a county PERMIT on the window from 2010 - so by the looks of it this poor old house hasn't been touched for some time.

It is our start to real estate investing.We are having the hardest time trying to find out which homes are legitimately zoned for 2 units, licensed or registered for this use, and permitted.
