Rather than allow it to keep me down by paying down as a short term revolving debt, my  wife and I are basically considering it "re-buying" the house I bought with my ex wife in 2009 for a collective number that would be a steal today and considering the collective divorce debt as a 'business loss' from my past that I'm paying with the deal I bought the house for. 

Run the property through the building violation website and ask for proof that the rent has been paid by each tenant for the past 4 months or so.

I’ve been reading/researching a lot over the past few months and want to get started.

But they all have different criteria when it comes to things such as: seasoning, dscr, territory, LTV, min. property value, etc.A detailed snapshot of the deal would be needed to properly place the loan. 

I am worried that we might run into problems getting pre-approved because Nick has been a student for the past six years.

Good to see another HB'er on here, I was just there this past weekend (I lived in HB for 17 years before moving up north a couple years ago). 

@Elizabeth Zielinski nice to meet you and one thing I would say is to look over their lease and inform them at the end of the current one they will be rescreened if they have had issues in the past and a new updated lease with verbiage specific to your company would be coming. 

Our system is SUPER sensitive to spam, and copying and pasting the exact same message multiple times has our system blocking you because it thinks you are a spammer.

So far, no one has pursued it past that.   

After that purchase, I thought to buy OOS but I have seen many of @Dan Heuschele's posts over the past few months and my strategy has shifted slightly.
