@Shannon Kosko, tenant protection is something that kicks in after the lease term ends and you haven't officially ended the lease (in writing).

There are a lot of markets here that may be options (may) such as Salt Lake City, Hurricane (capture travelers to the national parks), Garden City (aka Bear Lake) or more expensive markets like Moab or Washington County (St.George).

With gates on both side to give direct access to to the open field/park behind the duplex.

Madisonville is also surrounded by higher end neighbors like Indian Hill, Kenwood, Mariemont, Hyde Park and Oakley so it is very much the hole in the donut.

Cities cannot make you add parking if you convert an existing garage under the CA new ADU laws so long as you meet public transit in area requirements so you should be able to convert your detached garage to ADU without having to build covered parking.

..you may want to get started on that part ASAP if you're trying to go to commercial - rezoning isn't always a walk in the park.

I officially have my Pre Approval letter for a loan amount of 450,000$I also have 200000$ to put as a down payment on something.
