Are you aware that having the license imposes legal restrictions upon you, requires ongoing Professional Education units and you need to disclose your license in every transaction in the future.MLS is not a major contributor to REI success.

As an investor, I find it very appealing.Now, if I rehab an REO and hand the PM a vacant building, I believe it's fair to compensate for the initial effort getting it leased up, but as an ongoing client beyond the initial lease-up, I certainly like the idea of no addit'l lease-up costs at each turn.

You also should add tax, insurance and utilities during the time you are rehabbing.Without knowing the rest of the ongoing cost I would estimate 50% of rent plus the cost of owner paid utilities.

Hello All,I am new to the BP forums but have been a landlord for about 10-yr (former primary residence turned rental in the East Bay) and need a referrals for very competent Contractors and Handymen to help us with ongoing maintenance and upgrades upon turnover.I have worked/contracted with several Craig's list people over the years but non seem to fit the bill long-term.
