There was a notice on the garage door and the front door stating something to the effect of "this house has been deemed to be empty and reported."

Once they certify the process, i.e. notices were sent and received, then any title company will insure the title.Several properties last year had notices of demolition on them prior to sale.

Brian,In your listing agreement you signed it should say acceptable forms of communication that are selected e-mail,written,fax,certified mail,etc.If e-mail wasn't selected then contractually that is not given proper notice for a price change.Did she confirm BACK to you when you sent the e-mail about the price drop??
