Currently looking to purchase a multi family or duplex property to live in and rent other unit out.

Those numbers sound pretty accurate on a multi family you maybe able to get something in the high 5's to low 6's at best but that depends on a few variables of course

Specifics are:- 4200 SQFT - 3 stories with a rooftop deck- Elevator- 5 Bedrooms- 5 Full baths, 2 Half baths- Requires 30 FT Pilings- Block construction- Impact windows- Retail price point of $2.5MM+We are in the process of obtaining GC bids and are looking at experienced contractors with solid track records.

My suggestion would be save up for down payment and buy a multi family with an FHA loan.

I’m thinking of going forward with a single-family house buy & hold strategy and do trade-ups for multi-units property in the future.

I'm not interested in keeping track of Tenant names, leases terms, SD's, etc; just financials.

I have heard other investors moving from one multi family to another multi family using FHA financing.

Later, when you have contacts, negotiating skills and a track record, there are creative ways to do more without funds, but it's not a way to try to start.That being said, the most important thing you can do is network network network.
