This deal is coming off of a direct mailing campaign that i started.it's 4 units in a two story brick building.It was being used for housing for the mentally disabled but the owner wants to retire, he recently renovated the place but it could still use some exterior work. there's central heating no cooling, the windows need a little work.He's selling for what he owes 100,000.looking at the area the rents are about 500 dollars per month.using the 50% rule for expenses this property cash flows at 100 per door.what do you guys think and is deal?

Peoples mentalities have changed to a home as a high return investment instead of a place to park your furniture.

It's been more an off and on thing, and I've spent the last couple years trying to learn and get the right mentality (discipline, mindset, etc) in order to be successful.

This nonresponsible/disability midset has led to those that are able to be taken advantage of the mentality now of "why sould I work so hard when there is easy money availble just for the taking?"

I also love the feel of that are around the metro, and am beginning to look over there myself.Maybe this is the wrong mentality, but I've only been looking at investing for about 2 months, and I still feel I need to develop my own business plan before beginning to make connections.

After a decade of adapting this philosophy, I've distanced myself physically and mentally from the past and am now quite pleased with where I'm at.

Would also like to run wires for ceiling mounted can lights and add kitchen hood and bathroom exhausts.

@Stephanie Romo being open to other markets mentally is a big win!
