From what we have seen the majority of buyers have zero money and are hoping for 100% financing.

It's difficult to discern the value of a MHP when there are so many variables involved I was hoping to talk to someone to see if this would be a worthwhile investment!

I have no idea what the cost would be for some sort of them spraying stuff all over the place, but it might be a small expense compared to losing a valuable tenant.
