Any thoughts or lessons learned in the Texas Market would be greatly appreciated.

One important lesson I learned was the importance of getting multiple opinions.

Lesson learned - always have a time next to the date for possible proof of having the first contract... and, get it to the title company as quickly as possible (although 4 hours isn't that long haha).

Not my target market, so lesson learned.

Of course I have also run across a ton of additional information from the folks here on BP and the resources they've recommended.So, I guess my statement to FB will be thanks a million for getting me fired up about real estate investing and the inevitable lesson I'll experience for staying cool under fire during the reported intense "negotiation" scenario I'll experience!  

My bet is that you just chalk up the $200 to a lesson learned.

What is your favorite Warren Buffett quote/or lesson?  

Many decades later, through other life lessons, I began to realize that people can only handle what they're capable of... and that facts are irrelevant to most (they feed on assumption and group-think, not facts).The most valuable lesson I eventually learned from this was that I should be thankful that others are the way they are - were it not for them, I would have a lot more competition and much less opportunity for profit.
