Today the spread is closer to 3 points and I've opted to use the alternative lenders on a few occassions where I've recieved better leverage and most critically there's no pre-payment penalty at time of take out refinance.

I just purchase my 3rd property (2nd investment) and I don't recall lenders asking me for tax returns for either of them.

Lenders also LOVE variable interest loans.
