The issue with hoarders is damage to the property- hoarding can lead to pest issue, moisture issues and other issue that physically damage the property over time and can lead to big $$ repairs. 

Having the money is the lease of issues .

@Chris Seveney, as I am continuing to learn, I would not totally rely on audited financials, UNLESS, the audit goes all the way down to the property entities themselves and are auditing the cash flows from tenant payment through to full investment level, including owner contributions and distributions.  

Isn't an issue for us.

They should go so far as to visit the property and tell you what issues they see.At a minimum an agent should do all the above.Good Investing...

These forums are littered with tales of distributions being paused and entire investments lost at various syndicators.

To preface, this is my first rental property purchase and unfortunately, I realized halfway into owning the home, that the home is way too old, with many problems left behind by the flipper who tried to cheaply fix a lot of the issues. 

Then i came to this forum and saw there were others who had the similar  issue.

I don’t want to get myself into any real structural issues.

The heat we control remotely, so there's no issues there.Make your life simple and easy, just up the rent to cover the heat & w/s.
