I suggest starting with owner financing and lease options-some investors don't like this technique so it can be a niche for you..It was for me and as a result I became successful..There are other little to no risk methods like flipping wholesale projects(yes it is legal) you have to have the knowledge as to how to structure your deal but I already have a book going..I recommend starting with these type of methods because it will build your cash flow and once you have consistent profit you can become even more creative and do more advanced strategies.

Appraisers hang out in the appraiser's office and they are alot more fun there than out there working--a wealth of knowledge and they do keep up with everything that sells or is selling.

In terms of a pre-foreclosure, if I couldn't assign the option in time, the owner is screwed, i.e. they're depending on me to get the house "sold" (seems pretty sketchy)2) Similarly, if I try to be nice and offer to let the owner try and sell it themselves, but I can exercise the option if I get it assigned, what if I sell it for say $5k, and then my assignee cannot exercise because owner in foreclosure has sold already, or enlisted agent help, etc.???
