Once you find someone interested in taking an offer from you ask a realtor to help you close the deal, or close it yourself if you want to try (read how to do this on the Internet).  

Assuming 20% for management10% for maintenance Roughly $400/month for utilities/internet/entertainment (Netflix, Hulu) This brings the net to $1,490/month.

And I do realize this is a buy and hold site primarily and that speculation is gambling and well that's all we do is build spec homes which is short for speculation homes :)  But there are calculated risks we all must take.And yes the BRRR that is so highly touted while a old strategy VERY old is certainly feasible but very very Risky to try to do it from OOS and create some team of people yo just met on the internet,  So like everything there will be winners and losers.   

If those numbers are correct, I would talk to your CPA rather than asking strangers on the internet who don't have all of the information.

Not sure why anyone would ask this question on the internet seems that if you got a license in the first place you would know to ask your broker this simple question or read the MLS rules or call MLS directly.. it will be different i am sure for each MLS as they are independent throughout the US> 

General leases off the internet don't always cover what is allowed in your state, especially when it comes to the deposit.

Obviously they decided having their name on the internet associated with illegal activity was a bad idea.

So my tenants for a 1 bed / 1 bath apartment all pay me $675/month for "all bills paid" which does not include cable and internet (the previous owner also paid this for the tenants but I cut that off when I bought them).I would imagine you can get at least $650/month for a 2 bedroom and more if you pay their utilities for them.

I found this article rather fitting for this discussion - I'm the local with the stance of the Idahoans in this article - so I guess it depends on perspective - rising prices is a curse and a blessing.We have so many dead towns in KS and across the great plains with some awesome old houses and good people - Maybe if anything this next revolution will get people back to small towns and help revive them -- So hopeful Elon Musk's Starlink internet service and perhaps an incentive from the govt along with a new attitude that Work from home or anywhere for that matter can be good for a businesses bottom line and morale - maybe the winds of change could help seed a rebirth in rural America.
