This new program was created by the Downtown Investment Authority (DIA) and approved by Jacksonville’s City Council in October 2020 and our company, along with a group of other Jacksonville developers and downtown stakeholders, were a part of the process.It allows for more incentive dollars to be allocated to developers to revitalize historic downtown buildings, which in turn leads to more residents and more amenities coming to downtown Jacksonville.

Hello BP members, I'm reaching out to see how you all are handling the news that Fannie Mae announced March 10th that they are limiting new loans secured by second homes or investment properties to 7% of the overall loans they purchase (roughly HALF their historic levels), effective April 1.In my current investment area, I'm seeing an immediate increase of 2.25% on all investment loans.

My feeling is that individual investor stakes could be more secured when tokenized through the use of blockchain rather than relying on the record keeping of a one or two person real estate syndication company.In this case a token represents a digitized record of ownership in a real property with the record of such secured on a digitized series of transactions whose history can not be altered called a blockchain, and historically re-recorded with every future transaction.

Interest rates are still historically very low and it sound like you have about ($415k x 2 = $830k - $325k =...) $505k of equity!
