I would think if I had a fire, I would notify my insurance and let them handle it, much like an auto policy? 

He was bad mouthing me, the property, and i can tell this will be an ongoing issue.How have you all handled this before?

I can't speak for all TK providers, but since my model is designed for long term buy and hold, then I am going to over renovate the home with granite in A+ properties, vinyl plank flooring in high traffic areas, brush nickel faucets, oil rubbed bronze fans, brush nickel cabinet knobs/handles, new vanities, new counter tops, address 98% of the items in the buyers inspection report, thicker carpet and carpet pads in the bedrooms, ceramic tile in showers and bathrooms, new supply hoses on all plumbing connections, update electrical systems, fix/install fences, repair outdoor storage, etc.

As the public becomes more aware, as attorneys become more aware and regulators start handling complaints.Many of them are the ones swearing up and down they are 100% compliant too.

You want to look for a company that has written policies in place on how to handle issues.

Everything you need handled can be done by posting a Craigslist gig to get someone to physically do it.
