The ARV was off by about 25%, and they were trying to sell a total kitchen remodel, total remodel on 3 baths, new flooring throughout (3,000 sq ft), all the other bells and whistles on a full update of a 1970ish home, in an area where designer (not top of the line, but designer) finishes are expected at about $45k.

In MFR areas, each board has a designated letter for their agents, Sarasota is "A", Venice is "N" Tampa is "T", Orlando is "O", Charlotte is "C", etc.

I did add a couple hundred to the bath/shower, I added in $2,000 for Surprises (which is above) and I added in a grand total of +10% of the repair costs to give a little breathing room.

I bought a $400 tile saw from a guy for $200, who was a beginner and saved himself probably a grand on a tile job but would have had to rent the saw for 2 weeks, which would have been way more than $200.
