There is a term for this that I am avoiding using, lest some unscrupulous tenant do an internet search and find a thread like this.I had this happen on two different buildings we bought because the previous owner did what you are suggesting . 

What I typically do is go on rental websites and search for rentals in the areas I am interested to help gauge what they are going for.

Looking for a RE attorney/title attorney, GC, and/or realtor that is willing to put some skin in the game and be active with me in searching for and closing deals.

Since purchasing these two properties, I have gone ahead and obtained my realtor's license and I'm currently searching for my first flipping project.

Also, be sure to google the names of the people you're dealing with, get references, etc.

Please do a web search of “Capella Mortgage Fraud” as investors are posting about potentially fraudulent deals Capella originated.
