To answer your question about where to start, I think that househacking is a great way to start, get your feet wet, and see if you like the rental game.

Don't play games about it. 

Second, interest rates are low so there are more buyers getting into the game.

I don't doubt that with a lot of searching you might be able to find some lower end condos or apartments which might produce a little cashflow with a low HOA but for SFH that game is pretty much over.Now can you find a serious value add fixer upper SFH, renovate it and rent it out for cashflow?

First lien basis, so you can’t borrow the down payment from them.Most lenders want a borrower to have a certain amount of skin in the game, so LEGALLY being able to put together a nothing down deal is MUCH more difficult than it used to be.A good-great deal can be syndicated, but the money investors want the vast majority of equity ownership, leaving relatively small amount of equity for the “promote”.

I know BP and several books preach building a solid team first but the truth is that you could be wasting your time and some else's by reaching out to them too early in the game.
