We have been doing this for a while, so we have a couple of basic models we use for our rehabs. 

I have quite some knowledge on financial analysis and worked in New York, building financial models for asset allocation and REIT analysis for a top financial firm.

Based upon their business model this could be exactly the scenario they are looking for..i.e. borrower fails to perform on a deal with a solid spread, they take over complete it, sell it, or add to their own portfolio.

Account Closed or simply write the real estate commission describe your model and get a letter back telling you its OK or not.. any other advice or what have you will not suffice..

If I am not the ones paying the bills I don't put in a high efficiency model and I have never had a renter ask or make mention of it.I usually source my HVAC units from an independent HVAC installer since I can bargain with him more and he gives me a good deal because he knows he will get more business from me because of the amount I use him, which is much more than a regular home owner.

Big apartment complexes, like airlines, hotels and car rental companies, change rents every day based on demand forecasts. 

It's not being baked in to current pricing models - at least at the level of investing that I would like to be in engaged in over the next few years.
