Currently that number is 51% rentals and can go as high as 65% rentals if the HOA otherwise meets other criteria.When discussing this with your neighbors, make sure they understand that, in a down economy, rental units generally have fewer foreclosures and statistically they are the ones that continue to pay dues when others are defaulting.  

I have pieced together a fair amount of information from REIA meetings and dinner discussions, but I think I mostly know enough to be dangerous.

After studying the pros and cons of Section, the potential for good cash flow in these neighborhoods makes sense with the right team in place given the backlog of tenants, fewer properties that accept them and generally lower turnover.  

Generally, there would be fewer vacancy costs but more turnover costs associated with this. 

All one this is code for tighter margins and fewer opportunities or more work to attain the same opportunities as before.

The only danger there if the purchase price goes above appraisal price.
