I love teaching and want to keep my full time job, but enjoy developing hobbies with the free time that the teacher schedule does provide. 

I am also interested in learning more about vacation rentals and the possibilities there.

After all, I enjoy getting checks monthly - but it would nice to cash in a fat check once in while too.Question 2 - Networking is key to finding good deals - MLS can have some good deals periodically - but the best deals are going to come from a distressed situation that you find out about through word of mouth - and that means staying in front of your network and growing it so that you are exposed to new situations and opportunities.

Really considering the idea of trying other markets but would've enjoyed investing in my backyard.  

There are also great tac advantages to owner occupying the house you flip for 2 years so it gives you time to do all the needed projects and enjoy the house as it improves..

I have explored the forum posts regarding vacation rentals, and I haven't seen this exact topic addressed (unless I missed it), so I wanted to ask for feedback on this particular property.
