.- Property can be badly damaged and this loan can rebuild it all-Rehab budget will have automatic 10% extra off base rehab budget added as an emergency reserve so you don't have to fund that unless you want to; if you don't use it is subtracted form the loan at the end- You can refi out of this loan into a more conventional investor loan at a   lower rate if you plan to hold and lease out to improve cash flow

In an emergency can you get out for what you paid?  

I'm planning on saving 20% and having a large emergency fund incase I have a problem right out of the gate.

I would suggest 20-25K all in with 5-10k for emergencies.

- Maximizing how much of your cash can work for you (you can fee more comfortable with a smaller cash emergency fund/reserves if you have access to your home equity at any time).

If I recall correctly, any injury that is work related, will require a UA at a minor emergency center or emergency room.

Also while you may be capable of saving the capital to do the live in flip method what if you become undisciplined and spend it or an emergency happens?

I checked out a few Super Hosts profiles and a pattern emerged, all of the Super Hosts were listing multiple vehicles. 

I would buy as many vacant homes with more than 45 DOM in the Salt Lake valley as I could buy with $15MM, refinance them, rent them out, and use my remaining $5MM to pay the negative carrying costs.However, if I just got to the point where I can afford my cost of living and have zero savings or an emergency fund then there is NO WAY I'd take on a negative carry.
