That eats into the cash flow quite a bit.I still think it's a decent buy, as you're still cash-flowing better than any other rental model, and you can always refinance into a lower rate when the Fed pulls back.

I recommend you read "Long-Distance Real Estate Investing" by David Greene.

In my experience, if the asset is one I wouldn't mind owning (at that loan amount), the borrower equity position is good and the borrower has cash in the bank...GREEN LIGHT...credit, income, dti, tax returns, leases are all irrelevant.

The place is huge and I know at the end of the day an appraisal is just someone's professional opinion of what the house is worth.My thinking is that someone may fall in love with the penna stone, elliptical style garage doors, the sea green slate roof etc. and offer cash.

I'm thinking there is going to be enough damage to eat up the security deposit so she is atttempting to get ahead of the game and basically not have to pay for any repairs by using the deposit as rent.

This is a small house that only rents for 600 a month, just advice is going to eat up a months profit.

But if you get into repairs, that might eat up any savings.
