Ok, obviously wet behind the ears here, I literally just made this account to ask this question so please don't butcher me for my ignorance but I have finally received my first phone call from a potential seller and I have listed the comps below.

My thought was to lock off the bedroom with my husband's guitars and the shop area of the building, and offer the apartment for rent on VRBO.  

Kids and a wife are both far in the distance for me so I am really locking in and focusing on my goals.

If doing a typical loan and I refi the property after the 5 year period, I get to lock in the new rate for another 5 years.

My only qualm with that is that you end up locking yourself with a fixed payment that reduces your cash flow.
