I don't think the owners used it much but I remember it as being dry. 

When it's not cut and dry they may not want to deal with it, I'm guessing.As for appraisers, they aren't always aware of the business we're in, and often times they don't care about your time frame. 

Close meaning I scratch your back you scratch mine and if either of us could have done better we worked together to reduce it with out either one leaning the other out to dry.
