If your neighbor doesn't fix their roof, it leaks and gets into your walls, who is responsible for fixing mold/leaks/etc.Secondly, there are often rules about renting. 

i do not know anything about Texas, but do for CA so will give you an example for CA in regards to the foundation issue.My mom's cabin burnt down from a gas leak. 

Most leaking showers can be repaired (at least temporarily) with caulk.

If the numbers work, buy the property and fix the leaks. 

Also make sure you get with an attorney who normally does this type of work, so you have a solid loan package that best protects you in the event the loan goes south - the borrower normally pays your legal fees for doc prep, so that wont be a cost you need to bear.Best of luck starting your new venture!

Although I cannot speak to how common that setup is.I would assume this is possible, but would likely need to be disclosed in PPM, or similar docs, since it will be diluting LP, if they come in as an LP.
