I will just keep doing my own investment deals and working with clients one on one.

We have many clients who have plans that allow for this and sometimes the plan owner/trustee will modify the plan or adoption agreement to allow it. 

To try to acquire all that real estate with your limited funds and experience, and being tied to a private lender and an inevitable difficult refi. or married to co-owner, is asking for trouble.

It can be difficult to put 4+ unrelated guys in a house together, because there are usually some people that don't get along with others.  

I've worked with several local builders on behalf of buyer/clients.  

I have a crew of 4 guys working, that are being paid hourly, and I would like to hear peoples thoughts on the types of insurance they have, or recommend, and also how did you structure your workers (1099 vs employee) everything I read says it is very difficult for a 1099 employee to hold up in court if they work normal hours, and use your tools.All information is appreciated!

I'm in San Diego as well and cash flow isn't the be all the all for me but I'm finding it difficult to not be in the red monthly - may I ask what areas of SD you're investing in?

I have also handled landlord/tenant issues and contract drafting for my clients.
